L’Orignal waterfront homes on the Ottawa River

Team Steven Levac, with Royal LePage Performance Realty, Brokerage, helps buyers and sellers of waterfront homes along L’Orignal’s part of the Ottawa River, in the Township of Champlain. L’Orignal is a heritage village with a Township-run marina, many older homes near the water, and it sits outside South Nation Conservation’s Ottawa River jurisdiction, so shoreline questions start with the Township. Call 613-677-8284 or drop by 151 Main St. E., Unit 116, in Hawkesbury.

What sets L’Orignal apart

L’Orignal is Ward 2 of the Township of Champlain, which was formed in 1998 from L’Orignal, Vankleek Hill, West Hawkesbury and Longueuil. The village grew out of a seigneury granted in 1674, became a parish in 1836 and was incorporated as a village in 1876. Its historic courthouse is still in use, and the Old Jail next door, which marked 200 years in 2025, is now a museum.

  • Municipality: Township of Champlain (Ward 2)
  • Conservation authority permits: not part of SNC’s Ottawa River jurisdiction; check with the Township which approvals apply
  • Private septic permits: South Nation Conservation
  • Boating: the L’Orignal Marina, run by the Township
  • County seat: United Counties of Prescott and Russell

The marina and boat access

The Township of Champlain runs the L’Orignal Marina. It generally operates from the third weekend of May to the second weekend of October, depending on weather, water levels and flooding. It offers seasonal, weekly and daily docking (some seasonal docks have water and power), fuel, a septic pump-out and a public boat launch. Champlain residents launch for free; non-residents pay a fee.

If the home you like has no dock of its own, ask the Township about seasonal slips and current rates before you count on one. The village community site also lists four parks and a small riverside beach on the bay.

Flood history and the Township’s role

Because Champlain is outside South Nation Conservation’s Ottawa River jurisdiction, the Township’s planning department is the place to ask how a lot is zoned, whether it sits in a flood or erosion hazard area, and which other approvals apply.

After the spring 2019 flood, Ontario activated its Disaster Recovery Assistance program for flood-affected areas of Champlain. Ask the seller whether water reached the house, the septic system or the well in 2017 or 2019, and whether any claims or assistance applications were made.

Century homes near the water

Many homes in the village are older. With a century home close to the river, look at:

  • The foundation and basement: moisture, the sump pump and whether there is a backwater valve
  • Updates to the wiring, plumbing and heating, and whether your insurer will accept what is there
  • Whether the property is listed or designated under the Ontario Heritage Act (ask the Township)
  • Whether the house is on municipal water and sewer or a private well and septic system; check with the Township for the address

Buyer checklist for L’Orignal

  1. 1
Ask the Township of Champlain about zoning and any flood or erosion hazard on the lot.
  2. 2
Check with the Township whether the address is on municipal services; for a private septic system, request SNC’s file.
  3. 3
If there is a well, book a bacteria test through the Eastern Ontario Health Unit.
  4. 4
Read the survey for the waterline, lot lines and any original shore road allowance.
  5. 5
Confirm that the dock, shoreline work and any additions were permitted by the Township.
  6. 6
Price overland flood and sewer backup coverage for the exact address before you firm up.

L’Orignal waterfront FAQ

Who sets the shoreline rules for a waterfront property in L’Orignal?

Start with the Township of Champlain. South Nation Conservation’s Ottawa River permits apply in Clarence-Rockland and Alfred and Plantagenet, not in Champlain, so ask the Township planning department which rules and approvals apply to the specific lot.

Was L’Orignal affected by the 2019 Ottawa River flood?

Parts of Champlain Township were. In May 2019, Ontario activated its Disaster Recovery Assistance program for flood-affected areas of Champlain. Ask the seller whether water reached the house, the septic system or the well in 2017 or 2019.

Does L’Orignal have a marina or a public boat launch?

Yes. The Township of Champlain runs the L’Orignal Marina, usually from the third weekend of May to the second weekend of October, with seasonal, weekly and daily docking, fuel, a septic pump-out and a launch that is free for Champlain residents.

Are homes in L’Orignal on municipal water and sewer?

Some are and some are not. Check with the Township of Champlain for the specific address. If the home has a private septic system, South Nation Conservation holds the permit records, and a qualified inspector should look at the system before you buy.

Who issues dock and shoreline permits in L’Orignal?

Start with the Township of Champlain building department. Work in the water is generally restricted in spring and early summer to protect spawning fish, and Fisheries and Oceans Canada may need to review it, so plan dock projects for later in the season.

What should I check when buying a century home near the river in L’Orignal?

Look at the foundation and basement for moisture, the sump pump and backwater valve, and the age of the wiring, plumbing and heating. Ask the Township whether the property is listed or designated under the Ontario Heritage Act.
