Ottawa River waterfront real estate in Prescott-Russell

Team Steven Levac, a bilingual team with Royal LePage Performance Realty, Brokerage, helps people buy and sell waterfront homes on the Ontario shore of the Ottawa River, from Lefaivre east through L’Orignal and Hawkesbury to Chute-à-Blondeau and the Quebec border. That shoreline crosses four municipalities, and each one handles permits, septic and flood questions in its own way. Our office is at 151 Main St. E., Unit 116, Hawkesbury, and our phone number is 613-677-8284.

Four stretches of shoreline, four sets of rules

Read from west to east, the Ontario shore between Lefaivre and the Quebec border changes character from one municipality to the next: a township inside a conservation authority’s permit area, a heritage village, a serviced town, then a park-side village and open farmland.

Lefaivre · Township of Alfred and Plantagenet

The only stretch here inside South Nation Conservation’s Ottawa River jurisdiction, so SNC permits and its updated floodplain and erosion maps apply to shoreline work. Lefaivre waterfront homes and SNC permits

L’Orignal · Township of Champlain

A heritage village and the seat of the United Counties, with century homes near the water and a marina run by the Township. L’Orignal waterfront homes and the village marina

Hawkesbury · Town of Hawkesbury

Town living by the river, with municipal services in the serviced area, two public boat ramps and the Long-Sault Bridge to Grenville, Quebec. Hawkesbury riverfront homes in town

Chute-à-Blondeau and East Hawkesbury

The eastern end: a small village beside Voyageur Provincial Park and the Carillon marshes, then rural lots that rely on private wells and septic. Chute-à-Blondeau and East Hawkesbury waterfront

Who regulates what along this shoreline

  • Private well testing: the Eastern Ontario Health Unit, free for bacteria

How we work on waterfront files

For buyers, we raise the municipal, septic, survey and insurance questions early so you can get answers before your conditions expire. For sellers, we help assemble the paperwork waterfront buyers ask about, such as the survey, permits for the dock and additions, septic records and recent well tests. Alex Martel Levac handles the listing photos and video.

The team is Steven Levac (Broker), Alexandra Quester (REALTOR®), Mélissa Leduc (Administration) and Alex Martel Levac (Photo & Video), and we work in English and French.

Ottawa River waterfront real estate FAQ

Which municipalities share the Ottawa River shoreline that Team Steven Levac covers?

Four: the Township of Alfred and Plantagenet (Lefaivre), the Township of Champlain (L’Orignal), the Town of Hawkesbury, and the Township of East Hawkesbury (Chute-à-Blondeau). Each one runs its own zoning and building department, so the first question on any waterfront file is which municipality the lot is in.

Where along this shoreline does a conservation authority permit apply?

Only in Alfred and Plantagenet, which includes Lefaivre. South Nation Conservation’s regulation policies name Clarence-Rockland and Alfred and Plantagenet as the Ottawa River municipalities in its jurisdiction. In Champlain, Hawkesbury and East Hawkesbury, check with the Township or Town which shoreline approvals apply to the lot.

Where are the public boat launches between L’Orignal and Hawkesbury?

L’Orignal has a launch at the Township of Champlain’s marina, free for Champlain residents. Hawkesbury has two ramps, at Confederation Park and Cyr-de-Lasalle Park, and both need a paid Town pass. Check current seasons and fees with each municipality.

Is there a bridge to Quebec on this part of the Ottawa River?

Yes. The Long-Sault Bridge links Hawkesbury to Grenville, Quebec, crossing Île du Chenail, where the Town’s Confederation Park is located.

How does buying in a riverside village compare with buying a rural waterfront lot?

In a village, ask whether the home is connected to municipal sewer or water and how those services are billed. On a rural lot, plan for a private well and septic system, confirm winter road maintenance, and look closely at zoning and setbacks from the water.

What should a waterfront seller gather before listing?

The survey, permits for the dock, shoreline work and any additions, septic permits or pump-out records, a recent well-water test if there is a well, and a written account of any high water or insurance claims. Having these ready helps you respond to the questions waterfront buyers tend to raise first.
